Landlord Information

 

FULL LETTING AND MANAGEMENT SERVICE

Initial marketing of your property will include:

  1. ‘To Let’ board. (if required)
  2. Advertisements in local press.
  3. Featured on our website www.lynn-thompson.co.uk
  4. Window displays in our town centre office.
  5. Regularly updated rental lists available from our office.
  6. Extensive mailing list of vetted tenants.
  7. Rent Guarantee available.
  8. Welcome pack for your tenants.
  9. Deposit Protection Service

When we have introduced a prospective tenant we will:

  1. Carry out a full credit reference check.
  2. Obtain full references from previous landlords if applicable together with other relevant references.
  3. Full inventory (additional charge £60). You may provide your own if required.
  4. To provide the appropriate tenancy agreement and any notices that may be required.
  5. Collect initial rent payments and deposit.
  6. Place deposit into a Regulated scheme.
  7. Collect monthly rents and pay directly into your bank or make payments by cheque.
  8. Emergency maintenance cover by our maintenance team.
  9. Property visits.
  10. Renewal of tenancy as required (additional charge).

Our fee for ‘Letting and Management’ is 10% +Vat subject to a minimum of £35 +Vat per month.

.N.B. We require a full inventory before the tenancy commences. Ideally with photographs, to reduce the related problems when a tenant moves out.

Additional Services

  1. Gas Safety Certificate – Approximately £65.
  2. Electrical Portable Appliance Test
  3. Cleaning Service       - quote obtained.
  4. Rent Guarantee 12 month – quote obtained.

Let Only Service

  1. ‘To Let’ board. (if required)
  2. Advertisements in local press.

  4. Feaured on Find a Property
  5. Window displays in our town centre office.
  6. Find a suitable tenant.
  7. Undertake references.
  8. Prepare tenancy agreement.

The cost of providing this service is a charge equivalent to three weeks rent +VAT or a minimum of £300 + Vat.

You will also require an Energy Performance Certificate (EPC) in order for us to advertise your property for rent. This can be arranged at a cost of £65.
